It has been designed to make selling your home as simple and easy as possible and enables you to receive updates throughout the process. myHousebook isn’t just for vendors however, it’s for landlords too, so you’ll receive the same great service while we’re busy finding you the right tenant for your property.
Whilst we continuously work to close the sale of your property, myHousebook is there to enable you to follow the process, step by step, in as much detail as you wish. If you would prefer, you can visit us any time between 9am and 6pm Monday to Friday and on Saturdays between 9am to 2pm.
We will provide you with an accurate assessment, based on our wealth of experience and the current market value of your property. If you have ideas in mind to assist in improving or developing your property, we can advise on the potential effects this may have on its value and saleability.
Following this meeting you will receive a letter confirming our opinion on value. By keeping you up to date and maintaining frequent communication we will be able to make sure that we do what is best for you in the sale of your property.
Once you are ready to proceed, we will arrange an appointment to fully measure up, take professional photography and record the full details of your property. We will discuss any features of the property you most enjoy and could be of interest to potential purchasers. Arrangements will be made for the Energy Performance Certificate and Sales particulars to include floorpans will be prepared for your approval together with the documentation for you to sign when coming on board with us.
Your property will be launched to the open market alongside our extensive mailing list of potential buyers. It will appear on our website, which allows you access to myHousebook, your own client login area and will also appear on national portals such as RightMove and Zoopla.
If you are in residence, we will arrange viewing times in conjunction with you. At Grier & Partners, we very much like to accompany viewings wherever possible and are happy to hold a key on your behalf. However, if you feel that you would rather show the property yourself then we can simply arrange the best suitable time with you.
We will establish the full financial position of all interested parties, either through their agent or financial advisor at the time an offer is received so we can then advise you of their ability to proceed should terms be agreed. We will handle all negotiations on your behalf in order to achieve the best possible sale’s outcome for your property.
When sales terms have been agreed, we will forward our official documentation to all parties’ solicitors confirming the Heads of Terms and any other conditions of sale. This leads to the conveyancing process.
The different stages of conveyancing includes your solicitor answering enquiries, receipt of searches through to an exchange of contracts when a date is set for completion. These are stages that are crucial to the sale of your property and where we use our wealth of experience in liaising with solicitors and guiding the process to the successful handing over of keys on the day of completion.
